Choose a Mid-October Closing Date for $8,000.00 Credit

hourglassHere’s some food for thought — if you’re looking to take advantage of the $8,000.00 first-time home buyer’s credit, I would be sure to propose a closing date in mid October.  Real estate financing can be very tricky business these days, though there are many great lenders who can and will get the job done.  Nevertheless, lots of things can cause delay in this market.  This very recent article from The Boston Globe is a perfect example.

In order to receive the credit, you must close on or before November 30, 2009.  Imagine missing that deadline by a day or two because of a problem that came up last minute (which is a very common occurrence)?  What a nightmare that would be!  By choosing a mid-October closing date, you can allow for plenty of time to deal with any issues that may cause delay, thus, avoid missing the November 30th deadline. This is where I live …

lvgrm3In my very first blog post at the end of last summer, I talked about my kitchenneighborhood; Lynn’s waterfront, the “Diamond District.” Aaaahhh, what a place! During the summers, I would transport myself from a plush bed to a stunning beach in a matter of minutes. After a few hours of utter relaxation, I would stumble back to my small and humble (but stylish) abode.

Odd Time for a Bidding War?

istock_000003362383xsmallOn June 4, 2007, the Boston Globe wrote an article about a property that I listed for $319,900.00, which generated six offers in eight days, with the winning bid coming in at $351,00.00. I held the first open house on the Sunday before Memorial Day — I had 37 people at my open house!

Tomorrow, I’ll try the same same tactic at 18 Bryant Street, Revere. This multi-family property is aggressively priced at $257,900.00, which I hope will result in multiple offers. Read the rest of this entry »

The Letter that Made me Smile this Morning

thank you noteSometimes my job can be a thankless one, but it’s okay — I get it. Though my clients are always happy in the end, people rarely go into enthusiastic raptures over services that they’ve paid for and are entitled to.

Every now and then, I’ll receive a great testimonial, a “thank you” card, flowers, or an invitation to dinner from a client. This morning, I opened the following letter that put a little skip in my step.
